Understanding a Residential Rental Appraisal

A rental appraisal is an assessment of the likely rental income a property can achieve in the current market. It is typically provided by a property manager and forms the basis for setting an asking rent when a property is first listed or when a lease is being renewed.
The appraisal takes into account the property's location, size, condition, and features, as well as current market conditions — including comparable properties that are available or have recently been leased in the same area.
A well-prepared rental appraisal should explain the reasoning behind the recommended rent range, not simply state a figure. Landlords should expect to understand why a particular range has been recommended and what factors have influenced it.
Market conditions change. A rental appraisal reflects conditions at a point in time. Landlords with properties that have been tenanted for an extended period should request a current appraisal before a lease renewal to ensure the rent reflects the current market.
The appraisal is a guide, not a guarantee. The actual rent achieved depends on the quality of the tenant pool at the time of listing, the presentation of the property, and the terms offered.
Landlords should also consider the cost of vacancy when setting rent. A property priced above market may take longer to lease, and the cost of additional vacancy weeks can outweigh the benefit of a marginally higher rent.
